The “Residential Premises in CHAMPAGNY” project is planning to construct 2 buildings that will house 40 protected flats, as well as 1,400 m2 of commercial space, a 300 m2 daycare centre and an underground car park for 52 cars. The buildings have been designed to meet the requirements of the MINERGIE label.
The protected or adapted residential premises are without architectural barriers, aimed at benefitting those within specific social categories, such as the elderly or those with reduced mobility. The term “protected" refers specifically to the capacity of these premises to ensure an extremely high level of comfort and accessibility, with moderate rent thanks to state subsidies. According to the requirements of the Canton of Vaud, the project is planned to include only 2 or 3 room properties. All the flats will have a south-facing kitchen/living room and feature a mezzanine or balcony. The bedrooms, in spite of being oriented to the north, are generously lit by means of large windows.
The ground floors of the two buildings are occupied by small businesses, cafes, restaurants, offices and medical treatment units. This combination of businesses is all part of the service that will enable the provision of a pleasant environment for future tenants.
The architecture, in accordance with the programme, enables a clear and simple overview of the property allocation. The commercial area, identified by a grey ceramic tile finish, differs from the residential levels, which are finished in white render. Along the north and south façades, the decision to alternate between plain open spaces, mezzanines and balconies, allows one residential unit to be distinguished from the next.
A small square between the two buildings will be the social heart of the project and of the entire district: this space will make the square a meeting place for all of the site's pedestrian traffic. There are plans to locate a restaurant, a bakery and a general purpose room serving the protected apartments around this square.
