TRI.O Boarding house

The challenge was to transform three octagonal office towers, each with six floors, located in Unterföhring in the north of Munich. Originally built in 1992 under the name “Oktavian,” these buildings were reimagined to combine living, working, and leisure in one space. The owner, Grundkontor, along with its property company PG Münchner Straße, has converted two of the three towers—now marketed under the name “TRI.O”—into a boarding house. While the hotel and boarding house already opened in spring 2024, the revitalization of the third office tower is still ongoing. To ensure a holistic concept across all three buildings, Olufemi Moser was commissioned for the interior design, including product and program development. During the execution phase, we advised the client on design guidelines.
The goal was to transform the sober office buildings, with their distinctive floor plan, into a comprehensive boarding house concept. Users should experience a blend of individually usable living spaces and attractive public areas, making them feel at home. Under the name “Dein Apart,” the owner rents out serviced micro-apartments for short- and long-term stays of up to six months. A total of 576 apartments have been created, complemented by a restaurant, lounges, fitness rooms, an underground garage, and rooftop terraces.
Olufemi Moser has turned the two “Dein Apart” buildings into a hotspot within the Unterföhring business district. Using the overarching theme of the “jungle,” a modern, vibrant, and lifestyle-oriented interior was developed. The public areas, for which we designed new layouts, are located on the ground floor of the central hotel tower as well as in the underground level connecting the towers. These include a deli, lounges, outdoor terraces, self-check-in areas, laundry lounges, massage rooms, a yoga space, and a fitness room.
Thanks to dual exposure from both the outer and courtyard-facing façades, the bright spaces always maintain a connection to the landscaped outdoor areas. Interior accents feature exotic colors such as red, green, spice tones, and yellow. Playful elements include colorful tiles at the elevator landings, wooden shutters, and delicate, triangular, two-tone slats used as cladding. Signature design details by Olufemi Moser lend a fresh and dynamic character. Additionally, Olufemi Moser was responsible for selecting the furniture for both indoor and outdoor areas, as well as the surface materials. In the micro-apartments, a striking red lacquered wooden box housing the kitchenette and bathroom defines the entrance area. The corridors, painted in green and following the octagonal floor plan, feature a 90-degree color shift at every building corner to enhance orientation.
The underground garage was also redesigned by Olufemi Moser. Each building was assigned a unique color scheme, allowing users to immediately recognize whether they are in the correct section of the parking facility.
