Located in a select area, a few steps away from the Ecole Polytechnique Fédérale de Lausanne and of the Geneva lakeside in the municipality of St-Sulpice, we find the new "Champagny South" district and home to The Champagny One Business Center.
The Neighbourhood Plan for the district, adopted in September 2007, focuses on enhancement of the area with residential and commercial revitalization including extensive landscaping improvements and green construction standards. The Champagny One Business Center was designed to meet and exceed the design standards of the district while providing an extremely functional and practical building for its tenants.
The work begins in June 2011 with the demolition of the Castolin Institute, ancient headquarters of a welds factory. Then on this property of 4700m2 we will continue with the construction of an administrative center of 6660 m2, comprising 5 floors of offices, storage spaces, and parking at the basement levels including a fitness room for the tenants.
To provide the best conditions for its future occupants, the building is conceived with the Minergie® label, which provides flexibility in the layout of offices thanks to the modular plan, and also contains outdoor areas with lots of greenery offering the finest finishes in the common areas (fitness, stairs and lobby).
The basement hosts the technical rooms, storage areas, a fitness and changing rooms, 60 car parking stalls and 38 stalls for motorcycles.
On the ground floor we have designed the lobby with the simplicity of lighting, colour, transparency and natural stone providing visitors with an elegant and pleasant welcome.
The office floors are dedicated to leasable space and can be subdivided between several tenants thanks to the modular system provided by the suspended ceiling construction. The typical floor plan has two staircases, two elevators and four restrooms blocs. The office units are rented as shell space with the interior tenant improvements to be finished by the tenant subject to some architectural/technical restrictions and guidelines.
The project volume meets the program and has the shape of the old building of the Institute Castolin which was itself emblematic in the area. For the facade we chose metal and glass with which we created a simple and efficient volume. These elements are composed of metal opaque insulated panels, fixed and opening windows with triple glazing, motorized blinders, glass hand railing and triple glazing fixed windows on the ground floor. A prototype has been made to ensure the final details. We focused on the 4th floor with the creation of an open terrace to enjoy the beautiful views of the lake and mountains. To emphasize the main entrance we recessed the doors and added a glass canopy to protect the access.
The appearance of the facade in blue and grey was inspired by the nearby lake.
The opening of the building took place in January 2014. The owner constructed his headquarters for his business on the 1st and 2nd floor of the building.
